How is my conservation easement value determined?
The value of the conservation easement, sometimes referred to as the diminution of value caused by the imposition of the conservation easement, is determined by using the before and after method. In this method, the appraiser determines the value of the property prior to the conservation easement and the value of the property subject to the easement being in place. The difference between the before value and the after value is the value of the easement, or the diminution of value caused by the easement.
What types of easement clauses can impact my conservation easement value either in a positive or negative manner?
I don't understand how an easement changes the value of my property. I farm it now and I can farm it with an easement in place. What am I losing?
