YELLOW BOOK
Formally known as "Uniform Appraisal Standards for Federal Land Acquisitions" It was first published in 1971. The fifth edition, published in 2000, is still current.
Usually required when federal money is involved, often through a state agency like Land for Maine's Future. Includes U.S. Fish and Wildlife and U.S. Forest Service from whence many conservation funds flow.
Yellow Book is compatible with USPAP, aka Uniform Standards of Professional Appraisal Practice. Read USPAP here.
Yellow Book is not compatible with FIRREA.

Conservation Easement, known as a partial acquisition
- Two appraisals are required; Before and After the Conservation Easement
- The difference (Before minus After) is the value of the Conservation Easement
Subdivision Valuation is discouraged.
Title to Property
- Must report last sale of subject, regardless of how long ago
- Must report all sales and offers during last ten years
